Which Town utilities serve your neighborhood
Northlake is a town of about 10,746 people (2024 estimate, U.S. Census Bureau), and the Census places it in Denton County. One detail matters for sellers and heirs: the Town's own utility services are not the same on every street. The Water/Sewer Services page says plainly that not all neighborhoods within or served by the Town receive the same services, and it publishes a chart:
- Canyon Falls, Pecan Square and The Ridge at Northlake are shown with Town trash, water and sewer.
- Creek Meadows, North Ridge Estates, Prairie View Farms, Stardust Ranch and The Highlands are shown with Town trash and water but not Town sewer.
- Harvest and Canyon Falls MUD are shown with Town water and sewer but not Town trash.
- Rural residences are shown with Town trash only, and water is listed as optional in Brian's Place and Northlake Country Estates.
The Utility Billing office handles water, sewer and trash; the Town does not provide electric, gas or internet. Before you sell, find your neighborhood on that chart so you know which accounts are Town accounts and which belong to other providers.
Closing out a Northlake utility account
If your house does get Town service, a few details from the Water/Sewer Services page matter when you are closing out an account:
- Payments are due by 5:00 p.m. on the 15th of each month, or the next business day if the 15th is a weekend or holiday. A late payment adds a penalty and may lead to disconnection.
- Residential sewer usage is set from the average water use billed in December, January and February, under rates that took effect December 16, 2025.
- Since October 15, 2025, single-family homes pay a $5.00 monthly stormwater drainage fee, except in Harvest and Argyle MUD.
- Customers outside the town limits pay 1.5 times the listed rates.

Weeds, notices and liens under the Town code
Northlake's Code Compliance staff name high weeds and grass, trash and debris, and bandit signs among common violations. The rules behind the first two are in Article 7.02 of the Town code:
Limit: grass, weeds or uncultivated plants may not average more than 12 inches, on improved or unimproved lots, and that includes the strip out to the curb or 10 feet past the property line.
Notice and cleanup: once the owner is notified, the Town can do the work and charge the owner if the problem is not fixed within seven days. When the owner cannot be served in person and the owner's address is unknown, notice can be published, posted on or near the front door of each building, or, on a lot with no buildings, posted on a placard staked in the ground.
Repeat problems: a certified-mail notice can warn that another violation of the same kind that poses a danger to public health and safety, on or before the first anniversary of the notice, will be corrected at the owner's expense without another notice. That still applies after a sale unless the owner has told the Town in writing about the change in ownership.
Lien: the Town files a statement of expenses with the county clerk, the lien carries 10% annual interest, it ranks behind only tax liens and street improvement liens, and the Town may sue to foreclose it.
Emergencies: weeds over 48 inches that pose an immediate danger can be cut without advance notice; the owner gets notice within 10 days afterward and may ask for a hearing within 30 days.
If you sell after getting one of those certified notices, that rule is a good reason to tell the Town in writing about the change in ownership.
Denton County offices, foreclosure and probate
Because Northlake sits in Denton County, these are the county offices that touch a sale:
- Appraisal: Denton Central Appraisal District. A value protest is filed with the Appraisal Review Board, which also hears it; the deadline is May 15 or 30 days after the notice was mailed, whichever is later.
- Taxes: the Denton County Tax Assessor-Collector, whose branch list includes the Southwest Courthouse at 6200 Canyon Falls Drive, Suite 600 (locations). Tax certificates cost $10.
- Records: the Recording Division at 1450 E. McKinney St. in Denton, which is also where a Town weed lien statement would be filed for Denton County property.
- Foreclosure sales: first Tuesday of the month at the southwest corner of the Courts Building, 1450 E. McKinney St. (county page), after at least 21 days' notice under Property Code 51.002.
- Probate: a case is filed in the county where the person who died lived (Estates Code 33.001). For a Northlake resident that is Denton County, with statutory Probate Court No. 1 and No. 2 at 3900 Morse St.
