2. We do our homework — and show you the math

We research recent sales around your property, estimate repairs honestly, and build your cash offer as: market value after repairs, minus repairs, minus our costs, minus a fair margin. Then we walk you through every line. If you think a number is off, tell us — we'd rather get it right than get it fast.

3. Close at a real title company, on your date

Accept the offer and pick the closing day that works for you — as soon as a couple of weeks or months out. We use standard TREC contracts and close at reputable local title companies, so everything is documented, escrowed, and protected. You leave the closing table with your money. That's it.
