Denton County or Tarrant County? Start here
Trophy Club is a town of about 13,704 people (2024 estimate, U.S. Census Bureau), and the Census lists it in two counties: Denton County and Tarrant County. The county your lot is in decides where you protest a value, where deeds are recorded and where a foreclosure sale is held.
The quickest way to tell which county your house is in:
- Look at who sent your appraisal notice. Denton Central Appraisal District appraises Denton County property, and the Tarrant Appraisal District appraises Tarrant County property.
- If you cannot find the notice, search your address on DCAD's site first and then on TAD's.
One detail that trips people up: the Tarrant County tax office's list of entities it collects for does not include the Town of Trophy Club. Read your own tax statement to see which units bill your house and which office sent it.
The two sets of county offices
| Task | Denton County | Tarrant County |
|---|---|---|
| Protest a value | File with the Appraisal Review Board by May 15 or 30 days after the notice was delivered, whichever is later (DCAD protest page); the board also hears it | File with TAD's Appraisal Review Board, which also hears it |
| Property tax office | Denton County Tax Assessor-Collector, 940-349-3500 | Tarrant County Tax Assessor-Collector |
| Deeds and liens | Recording Division, 1450 E. McKinney St., Denton | County Clerk Records Filing Office, Room B20, 100 W. Weatherford St., Fort Worth; recording is $20 for the first page and $4 for each added page |
| Probate | Probate Court No. 1 and No. 2, both statutory probate courts | Tarrant County probate courts, also statutory probate courts |
Trophy Club's rules for grass, fences and pools
The Town's common code violations page spells out a few rules that matter when a house is empty or you are getting ready to leave:
- Grass and weeds: no more than twelve inches, mowed out to the edge of the roadway. The Town says it gives only one notification per year. After that, a Town-hired contractor can mow the lot and the owner is billed the Town's expenses plus an administration fee. Unpaid bills become interest-bearing liens on the property.
- Fences: a fence counts as dilapidated if planks are missing or rotten and it leans more than one inch per foot. Owners can be told to remove, repair or replace it, though removal is not allowed where the fence is a pool barrier or zoning requires one. A new fence facing the street needs a permit.
- Pools: the water must be clear enough to see the bottom.
The Code Enforcement page lists other frequent problems, including trash set out too soon, junked vehicles, parking on the grass and people living in RVs parked on residential lots. The Town says it can pursue criminal and civil remedies against nuisances. Code Enforcement is part of Community Development at 1 Trophy Wood Drive and takes reports at 682-237-2921.
A posted foreclosure or an inherited house
Foreclosure. Texas holds a foreclosure sale at the courthouse of the county where the land is, on the first Tuesday of the month, after at least 21 days' notice (Property Code 51.002). For a Trophy Club house, that means one of two places. In Denton County the site is the southwest corner of the Courts Building at 1450 E. McKinney St. in Denton (county page). In Tarrant County it is the base of the courthouse steps on the west side of 100 W. Weatherford St. in Fort Worth (county page). Neither clerk runs a mortgage foreclosure sale; the trustee does. The notice on file tells you the date and time.
Inheritance. Probate goes to the county where the person who died lived (Estates Code 33.001), not automatically to the county where the house sits. A Trophy Club resident's estate can land in Denton County or Tarrant County, depending on that address. If you are sorting out a parent's house, our page on selling an inherited house in Texas walks through the usual steps, and we also cover selling before a foreclosure sale.
