Tarrant or Denton County? Check before you list
Southlake is one of the DFW cities that crosses a county line. The Census Bureau counts residents in both Tarrant County and Denton County, with the larger share in Tarrant, and puts the city's 2024 population at 31,500 (Census city and town totals). The county your lot sits in decides which appraisal district values it, where the deed is recorded and where a foreclosure sale would be held, so confirm it before you sign a listing or a contract.
The quickest test is to look up your address with both appraisal districts. Denton County says its appraisal district boundaries have followed the county line since January 1, 2008, so only one district should carry your account:
- Tarrant County side: the Tarrant Appraisal District sets values, takes homestead exemption filings and is where you file a value protest.
- Denton County side: the Denton Central Appraisal District, at 3911 Morse St. in Denton.
Tax bills split the same way. The Tarrant County Tax Assessor-Collector's list of taxing units it collects for includes the City of Southlake and Carroll ISD. If your home is on the Denton County side, your tax statement shows which office billed you.
Deeds are recorded with the Tarrant County Clerk, which charges $20 for the first page and $4 for each page after that, or with the Denton County Clerk at 1450 E. McKinney St. in Denton.
Shutting off Southlake water, sewer and trash
Southlake runs its own water utility, but the water comes from its neighbor: the city's water facts page says Southlake receives its drinking water from the City of Fort Worth, and the local team maintains the system that delivers it to more than 11,300 accounts.
For a seller, what matters is how the services are bundled. A residential account with Southlake Water Utilities covers water, sewer, trash and recycling together. Requests to start or stop service go through the city's online utility portal, and a confirmation email arrives once the request is processed. The trash and recycling page adds that curbside pickup is tied to the water account: when water service ends at a house, trash service ends too, with no separate request to the hauler, Community Waste Disposal.
- Set the stop date for closing day, not move-out day, so the lawn can still be watered and the house stays presentable for the buyer's final walk-through.
- To pay a balance in person, the utility office at 1400 Main Street, Suite 200, is open weekdays from 8:00 a.m. to 5:00 p.m. and closes daily from 1:00 to 2:00 p.m.
Code rules for an empty or rented house
Southlake's Code Enforcement division is part of Planning and Development Services. It investigates zoning and code cases and says its goal is voluntary compliance. Its list of common topics points to the rules most likely to touch a house that is between owners:
- High grass, trash and debris. Property must be kept free of excessive grass, weeds, trash and debris. If you have already moved out, line up mowing.
- Short-term rentals. All residential rentals of less than 30 days are prohibited in the city and considered unlawful, so renting the house by the night while it is for sale is off the table.
Old remodeling projects are the other thing buyers and title companies ask about. The Building Inspections team reviews plans, issues permits and inspects work, general contractors must register with the city every year, and inspection results are posted in the city's online permitting system. If a patio cover or garage conversion went up without a permit, you can ask the department what closing it out would involve, or sell the house as it stands.
Where Southlake foreclosure, probate and eviction cases go
Foreclosure. Under Property Code 51.002, a Texas foreclosure sale is held on the first Tuesday of the month at the courthouse of the county where the land lies, and notice must be posted and filed with the county clerk at least 21 days ahead. For a Tarrant County address, the county clerk's foreclosure page puts the sale at the base of the courthouse steps on the west side of 100 West Weatherford Street in Fort Worth. On the Denton County side, the county's foreclosure page places sales at the southwest corner of the Denton County Courts Building, 1450 E. McKinney St.
Estates. Probate is filed in the county where the person who died lived, not where the house is (Estates Code 33.001). If that was Tarrant County, the case goes to one of its two statutory probate courts; Denton County's probate courts, such as Probate Court No. 1, sit at 3900 Morse St. in Denton. A probate attorney can tell an executor or the heirs what the court must approve before anyone signs a deed.
Tenants. An eviction must be filed in the justice precinct where the property is located (Property Code 24.0041). Tarrant County's Precinct 3 Justice Court, which hears evictions, lists two locations: the Northeast Courthouse in Hurst and Southlake Town Hall, 1400 Main Street, Suite 220.
