Eight counties, two principal cities
OMB Bulletin 23-01 titles the metropolitan area San Antonio–New Braunfels and lists Atascosa, Bandera, Bexar, Comal, Guadalupe, Kendall, Medina and Wilson counties. The principal cities in the bulletin are San Antonio and New Braunfels. We do not publish a New Braunfels page, a Boerne page or a Seguin page. Bexar County is where most San Antonio houses are taxed
The Comptroller's Bexar County directory is the index for the appraisal district and the offices that collect inside that county. A house in Comal County, including much of New Braunfels, is not a Bexar file. Use the notice mailed on your address. Protests are due under Tax Code Section 41.44, the same May 15 or 30-day rule as the rest of Texas.
Deeds are recorded with the county clerk where the land sits. A sale cannot close on a deed from the wrong county. The title company orders the search; you do not have to stand at the counter first. You do have to know which county the tract is in when two towns share a name or a ZIP code crosses a line.
The contract and the disclosure are statewide
One to four families use TREC No. 20-19 when that promulgated form applies. A single dwelling unit needs the notice in Property Code Section 5.008 unless an exemption fits. Military owners near the bases often have a power of attorney or a spouse who must also sign. Bring that up at the beginning. It is a title question, not a reason to skip the sale.
Hill-country acreage in Bandera, Kendall or Medina County may still be on agricultural appraisal. Read selling vacant land before you treat raw acreage like a house. A condo downtown follows the resale-certificate rules.

Comal County and New Braunfels
New Braunfels sits largely in Comal County, with a portion in Guadalupe County. It is a principal city of this metro in Bulletin 23-01 and it still does not have a page of its own here. The Comptroller's county directory for Comal is the same kind of index as the Bexar page: appraisal district, tax office, clerk. Use the directory for the county printed on your notice. A ZIP code that sounds like San Antonio can be Bexar, Medina or Atascosa. The legal description controls.
Owners who inherited a house in the metro, or who are dealing with siblings in other states, should read selling inherited property in Texas before they sign anything.
