Two counties, two kinds of tax bill

Sachse sits in two counties, Dallas County and Collin County, and the city's Tax Information page explains that the tax bills arrive differently depending on the county:

The Dallas County Tax Office's jurisdictions page lists Sachse among the cities it collects for. In Collin County, the Tax Assessor-Collector mails statements in October, due on receipt, and tax certificates must be requested at its McKinney office, 2300 Bloomdale Road, Suite 2324.

The city's County Tax Offices page gives the three places to call:

OfficeAddressPhone
Dallas Central Appraisal District2949 N. Stemmons Fwy., Dallas214.631.0910
Collin Central Appraisal District250 W. Eldorado Pkwy., McKinney469.742.9200
Garland ISD Tax Office901 State St., Garland972.494.8570

Each appraisal district has an Appraisal Review Board that takes and hears value protests for property in its county. Sachse also offers a $50,000 over-65 exemption and a $50,000 disabled person exemption, both filed with Dallas CAD or Collin CAD.

Selling a rented house: the 30-day update rule

Sachse adopted its Rental Registration Program on June 5, 2023. It is mandatory, and it is registration only: the city wants contact information for the owner and the tenant. There are no inspections and no registration fees. What owners do have to watch is the update rule. A registration update is due within 30 days of any change in occupancy or tenancy, and failing to register or update can lead to a citation. Questions go to Neighborhood Services.

So if a tenant moves out while you get the house ready to sell, file the tenant update within 30 days. If a tenant has to be removed first, the case goes to the justice court for the precinct where the property is (Property Code sections 24.004 and 24.0041). Collin County's justice court civil suits page says every eviction must be filed in the precinct where the property is located and points to a precinct map. Dallas County's justice of the peace page links its own district map.

Utilities, carts and code before closing

Sachse's Utility Billing page shapes the last weeks before a sale in a few ways:

Utility Billing is at 3815 Sachse Road, Building B, 469-429-4763. Card payments carry a 2.5% processing fee, plus a $1.25 portal fee online or by phone.

A house that sits empty still has to meet the city's common code rules. Grass and weeds over 12 inches are a violation, and owners and tenants must mow to the edge of the pavement. Junk, trash and debris, leftover construction material dumped on a lot, and a junked vehicle in public view are also on the list. Code concerns go to 469-429-4793.

Deeds, probate and foreclosure in Dallas County and Collin County

Deeds. Records are kept by the clerk of the county where the property is. In Dallas County that is the County Clerk's Recording Division at 500 Elm Street, Suite 2100. In Collin County, the County Clerk's Land Recordings office is at 2300 Bloomdale Road in McKinney, (972) 548-4185, with a second location at 900 E. Park Blvd. in Plano. Its page notes that the online database is not the official repository and that some information has been redacted under House Bill 4350.

Probate. The case is filed in the county where the person who died lived (Estates Code section 33.001). For a Dallas County resident, that means Dallas County's probate courts at 600 Commerce Street. For a Collin County resident, it is the Collin County Probate Court in the Russell A. Steindam Courts Building, 2100 Bloomdale Road, McKinney, which notes that uncontested probate cases are often handled by Zoom.

Foreclosure. Texas sales are held on the first Tuesday of the month, at the courthouse of the county where the land is, after at least 21 days' notice (Property Code section 51.002). The Dallas County Clerk's foreclosure notices page posts files by city, Sachse included.

Frequently Asked Questions

Who sends the property tax bill for a Sachse house?

It depends on the county. Per the city, Collin County residents get one statement from Collin County with county, city and school taxes. Dallas County residents get a Dallas County statement for county and city taxes and a separate school tax statement from Garland ISD.

Does Sachse inspect rental houses or charge a rental fee?

No. The Rental Registration Program is registration only, with no inspections and no registration fees. It is mandatory, and updates are due within 30 days of a change in occupancy or tenancy.

How much notice does Sachse need to stop water service?

Utility Billing asks for 24 business hours' notice, Monday through Friday, through the Account Update Request. Any refund that applies is processed within four to six weeks. Call 469-429-4763.

Should I leave the trash carts when I sell my Sachse house?

The city's utility page tells new customers that trash and recycling carts should remain at existing homes and asks them to report the number and color of carts they find.
