Three counties, three sets of records
Royse City had 26,387 residents in the Census Bureau's 2024 estimate, and the Census places those residents in three counties: Rockwall County, Collin County and Hunt County. Each county has its own appraisal district, its own deed records and its own courts, so the first job before selling is to learn which one your lot is in. Search the address on each appraisal district's site; the one that returns your account is your county.
| County | Appraisal district | Deeds and estates |
|---|---|---|
| Rockwall County | Rockwall Central Appraisal District, 841 Justin Road, Rockwall | Rockwall County Clerk, 1111 E. Yellowjacket Lane |
| Collin County | Collin Central Appraisal District, 250 Eldorado Pkwy, McKinney (469-742-9200) | Collin County Clerk, 2300 Bloomdale Rd., McKinney; probate at the Collin County Probate Court |
| Hunt County | Hunt County Appraisal District | Hunt County Clerk, 2507 Lee St., 2nd floor, Greenville (903-408-4130) |
Who mails the tax bill also differs. Rockwall County's tax office page says the appraisal district there has collected Rockwall County property taxes since October 1, 2012. The Hunt County Tax Assessor-Collector, at 2500 Stonewall St., Suite 101, in Greenville, says it collects for many of the taxing jurisdictions within the county. Collin's appraisal district has a Tax Offices page whose list includes the Collin County Tax Office, the Hunt County Tax Office and Rockwall CAD (Tax Office), among others; it does not say which one bills a given Royse City lot. Read the name of the collector printed on your statement and ask that office for the amount due.
A protest of the value goes, in writing, to the appraisal review board for the district that appraises your house, by May 15 or 30 days after the notice was delivered, whichever is later (Tax Code 41.44). The Rockwall and Hunt districts both remind owners that a homestead exemption application costs nothing to file.
Where foreclosure sales are posted and held
Texas trustee's sales happen on the first Tuesday of the month, between 10 a.m. and 4 p.m., in the county where the property is located, after a notice posted at the courthouse and filed with the county clerk at least 21 days ahead (Property Code 51.002). For Royse City that means three possible courthouses:
- Rockwall County: the county's Foreclosure Notices page places sales on the front steps of the courthouse at 1111 Yellowjacket Lane.
- Hunt County: the County Clerk's page says trustee sales are held in the common area of the courthouse's second floor or at the base of its north steps, 2507 Lee Street in Greenville, and that notices go on the first-floor bulletin board. The clerk also keeps a foreclosure listing by year.
- Collin County: notices are filed with the Collin County Clerk, whose land-records office is at 2300 Bloomdale Rd. in McKinney.
The Hunt clerk also offers a Property Fraud Alert service, built with Fidlar Technologies, that monitors the public records and notifies Hunt County property owners who sign up; the page says sign-up and monitoring are free. That can help if the house will sit empty while you sell.
Estates and legal help across the three counties
Estates follow the owner, not the house. Texas files probate in the county where the person who died lived (Estates Code 33.001). The Hunt County Clerk handles probate and guardianship cases for Hunt residents; for someone who lived in Collin County, the case usually goes to the Collin County Probate Court in McKinney; Rockwall County cases go through its County Clerk. Legal Aid of NorthWest Texas's McKinney office (972-542-9405) lists Collin, Hunt and Rockwall among the five counties it serves, offering legal help for people who qualify.
