Collin or Denton County? The offices behind your Plano address
Plano had an estimated 293,286 residents in 2024, according to the U.S. Census Bureau. Most of the city is in Collin County, but part of it lies in Denton County. That line decides which appraisal district values your house, which tax office sends the bill and where your deed is recorded.
Denton County explains that since January 1, 2008, each appraisal district's boundaries match its county's boundaries. So you deal with the district for the county your property sits in. For most Plano owners that is the Collin Central Appraisal District on Eldorado Parkway in McKinney. For an address on the Denton County side it is the Denton Central Appraisal District on Morse Street in Denton. The fastest check is to search your address on each district's property search, or to look at which district mailed your last appraisal notice.
- Property taxes: The Collin County Tax Assessor-Collector mails statements in October. They are due on receipt, and paying by January 31 avoids penalties. The office has branches in Plano, McKinney and Frisco. The Denton County Tax Assessor-Collector treats taxes not paid by January 31 of the following year as delinquent. Your most recent statement shows which office sent it.
- Deeds and recorded liens: The Collin County Clerk handles land recordings from its main office at 2300 Bloomdale Rd. in McKinney. Plano's Neighborhood Services department runs two repair programs. Both have rules that matter if a sale is already on your mind.

The Housing Rehabilitation Program is funded by HUD. It helps income-eligible owners with foundation repair, sewer lines, roofs, exterior repairs and major electrical work, and with emergency fixes like water heaters and heating and air systems. It uses the same 2026 value cap. For a household of four, the 2026 income limit is $96,900.
These programs are designed for people who plan to stay. The rebate shuts out empty and rented houses, and both involve applications and inspections before any work begins. If you need to move on soon, selling the house as it stands may fit better.
Meanwhile, an empty house still has to meet Plano's property standards. The city's list of common violations includes damaged fences, siding and garage doors, junk vehicles, open storage and trash. Grass and weeds must stay at 12 inches or shorter.

When the owner has passed away
Under Texas Estates Code section 33.001, a will is probated in the county where the person who died lived. For someone who lived on the Collin County side of Plano, that is the Collin County Probate Court in the Russell A. Steindam Courts Building, 2100 Bloomdale Rd. in McKinney. The court says uncontested probate and guardianship hearings are often held by Zoom. Its probate FAQ says an attorney is required when someone needs to be approved to administer the estate. A Denton County resident's estate goes to Denton County's statutory probate courts, such as Probate Court No. 1. Ask a probate attorney who has authority to sign before you agree to sell.
When a tenant still lives there
Collin County has four justice of the peace courts. Its civil suits page says every eviction must be filed in the precinct where the property is located, and it links a precinct map so you can check an address. Justice Court Precinct 3 is in Plano at 920 E. Park Blvd. Legal Aid of NorthWest Texas, whose McKinney office serves Collin County, lists a weekly eviction clinic at that court. Talk with a Texas real estate attorney before you serve any notice on a tenant.
Turning off water, sewer and trash service in Plano
The City of Plano bills water, sewer and trash through Customer & Utility Services. Requests to start or stop service go through the city's online water service form. That form only accepts a date within the next 10 business days, so wait until your sale date is firm before you submit it. The person who starts service next has to upload proof of residency and a government-issued photo ID. Keep the water on while the house is being shown or inspected.
