The county offices behind a Joshua sale
Joshua is a Johnson County city with about 9,146 residents in the Census Bureau's 2024 estimate. Most of the offices on this page are county offices in Cleburne, so that is where it starts.
The Central Appraisal District of Johnson County at 109 N. Main St. (817-648-3000) sets the value. The Johnson County Tax Office FAQ is careful to say the tax office does not set values, exemptions or rates; it only collects. The tax office's rates and exemptions page lists the City of Joshua and Joshua ISD among the units it shows. Your own statement is where to confirm every unit on your account and who bills it.
If the value looks high, the FAQ says to file a protest with the Appraisal Review Board by May 15 or within 30 days of the date the notice was mailed, whichever is later. When the deed is ready, it is recorded by the County Clerk in Room B15 of the Historic Courthouse at 2 N. Main, Cleburne (817-202-4000, ext. 2531). The clerk's page also lists a Burleson Sub-Courthouse location, with public access terminals for record searches at both places.
Tax deadlines and ways to catch up
The same tax office FAQ spells out the calendar. Statements usually go out around October and are due on receipt; January 31 is the last day to pay without penalty and interest, and unpaid taxes are delinquent on February 1. A few points help when money is tight before a sale:
- The office accepts partial payments, and penalty and interest run only on the part still unpaid.
- Owners with an over-65, disabled or disabled veteran exemption can pay current taxes on the home in four installments, with at least one fourth paid before February 1.
- If you protested and the hearing has not happened yet, the FAQ warns that you generally must make the payment the Tax Code requires before the delinquency date or risk losing the right to continue the protest (Tax Code § 42.08).
Payments can be made at the main office at 2 North Mill Street in Cleburne or at the sub-courthouses in Alvarado and Burleson. Ask for a payoff figure for any past-due years before you set a closing date. Our post on selling a house to pay off debt may also help.
If a foreclosure notice arrives
Texas trustee's sales happen between 10 a.m. and 4 p.m. on the first Tuesday of the month, moved to Wednesday when that Tuesday is January 1 or July 4, and the notice must be given at least 21 days before (Property Code § 51.002). For a Joshua house, the Johnson County Clerk's foreclosure page gives the local details: notices hang on the bulletin board outside Room B15, reached through the basement doors on the south side facing Chambers Street, and appear on the county's online records search. The auction is held on the exterior steps outside the west doors of the Historic Courthouse, facing Main Street.
The clerk's office only keeps the filed records and does not run the sale, so the trustee or attorney named on your notice is the one to contact with questions about the sale. If a sale date is already set, read our page on selling before a foreclosure and talk with a Texas real estate attorney or a HUD-approved housing counselor about your options.
Estates and tenants
An inherited house. Probate is filed in the county where the person who died lived (Estates Code § 33.001), so a Joshua parent's estate is normally a Johnson County case. The County Clerk's probate page notes that the original will must be filed with the clerk within three days of e-filing the application. When the person died without a will, a small estate affidavit may be an option; under Estates Code chapter 205 it has limits, including a $75,000 cap on estate assets not counting the homestead and exempt property, and if the homestead is the only real property in the estate, the affidavit used to transfer it must be recorded in the deed records of the county where the home is. A probate attorney can tell you which route fits.
A tenant in the house. Evictions go to the justice court for the precinct where the property is located (Property Code § 24.004). Johnson County lists four justice of the peace precincts. Precinct 3 sits in the Alvarado Sub-Courthouse and links a precinct locator map; Precinct 4 sits in the courthouse in Cleburne and posts eviction information. Check the map before filing.

Frequently Asked Questions
Can I pay Johnson County property taxes on a Joshua house in parts?
Yes. The <a href="https://www.johnsoncountytaxoffice.org/faq">tax office FAQ</a> says it accepts partial payments, with penalty and interest only on the unpaid part. Owners with an over-65, disabled or disabled veteran exemption can split current homestead taxes into four installments.
Where is a foreclosed Joshua house auctioned?
On the exterior steps outside the west doors of the Johnson County Historic Courthouse, 2 N. Main St. in Cleburne, on the first Tuesday of the month, per the <a href="https://www.johnsoncountytx.org/government/county-clerk/land-records-vitals/foreclosure-sales">County Clerk's foreclosure page</a>.
My mother lived in Joshua and left the house. Which county handles probate?
Normally Johnson County, because Texas sets probate venue in the county where the person who died lived (<a href="https://statutes.capitol.texas.gov/Docs/ES/htm/ES.33.htm">Estates Code § 33.001</a>). Ask a Texas probate attorney about your family's facts.
