Two counties, two sets of offices

Mabank had 7,021 residents in the Census Bureau's 2024 estimate, and the Census counts nearly all of those residents in two counties, Kaufman County and Henderson County, plus a small part, with fewer than 100 residents, in Van Zandt County. Every office below depends on which county your lot is in, so settle that first by reading the county on your tax statement or by searching the address on each appraisal district's site.

Tax deadlines and exemptions

The Henderson County tax office's page spells out the dates: the deadline for paying property taxes is January 31st, the delinquency date is February 1st, and failure to receive your bill does not allow penalty and interest to be waived. If no statement arrived, the page says to contact the tax office. For a value protest, exemptions, or changes or corrections to the ownership shown on the tax roll, it sends you to the appraisal district instead. Besides the Athens office, the page lists sub-stations in Chandler and in Seven Points, the latter at 422 E. Cedar Creek Pkwy, Ste. D.

Neither appraisal district charges to file for an exemption: Henderson's site says it does not charge a fee to file a Residential Homestead Application, and Kaufman's says there is no charge or fee for receiving or filing an exemption application. A written protest goes to the Appraisal Review Board by May 15 or 30 days after the notice is delivered, whichever is later (Tax Code 41.44(a)).

When a Mabank owner dies

A probate case generally goes in the county where the person who died lived (Estates Code 33.001). In a city split between two counties, that means the owner's home address decides it, not just where the house you are selling sits. In Kaufman County, the Courts Department keeps the official probate and guardianship files, issues letters testamentary and offers a small estate affidavit form. Foreclosure and tenants when a city spans two counties

Foreclosure across a county line. Property Code 51.002 says a trustee sale is held at the courthouse of the county where the land is, and if the property is in more than one county, it may be sold at the courthouse in any of them. Notice must be posted at the courthouse door and filed with the county clerk of each county where the property is located at least 21 days ahead (section 51.002). Tenants. An eviction is filed in the justice precinct where the property is located (Property Code 24.0041). Henderson County's Justice of the Peace page lists five precincts and links to precinct maps; in Kaufman County, ask the court which precinct covers the address.
