Tarrant County or Parker County: where your Azle taxes and deed go

The City of Azle and Azle ISD appear on the Tarrant County rate list of units that office collects for. Under Property Code 51.002, a foreclosure sale happens in the county where the land is, on the first Tuesday of the month, after at least 21 days' notice.
Azle's mowing rules and the one-year repeat notice
Article 6.02 of the Azle code sets the mowing rules for every Azle lot, whatever the county:
- Grass, weeds and brush may not average more than twelve inches.
- On an undeveloped or cultivated tract over two acres, a 15-foot strip along each property line must be kept under that height.
- The parkway between the property line and the curb counts too, and trees and shrubs must be trimmed to leave twelve feet of clearance over the street or sidewalk.
- Notice to cut gives ten days. It may be handed to the owner or mailed to the address in the appraisal district's records, and a mailed notice that is refused or unclaimed still counts as delivered. The notice warns that a priority lien may be placed on the property.
- The notice may also say that a repeat violation within a year can be fixed without a new notice. If a repeat violation happens within that year and the owner has not told the city in writing about a change in ownership, the city may act without notice and charge the owner and the property.
That last point matters at a sale. Once you have sold, tell the city in writing, so it knows you are no longer the owner before any repeat mowing.
A vacant Azle rental and the utility deposit
If you own an Azle rental that has just gone empty, Division 2 of Article 13.04 of the Azle utility code has a rule written for that moment. Each water, sewer and garbage customer normally pays a deposit set in the fee schedule, one per meter. The owner of a rental property is exempt from that deposit when starting service if:
- the property is vacant;
- the owner is not in violation of the chapter or behind on its fees; and
- the owner signs a contract with the city agreeing to pay the statements and to tell the city right away when the property is leased.
If the owner does not report a new lease, the owner becomes responsible for all water, sewer and garbage fees the tenant runs up. The city may also ask for an additional deposit, up to the amount of the first one, from a customer who was disconnected for nonpayment or got late notices in four of the past twelve months. When you sell, close the account so none of that stays in your name.
