The Texas Tribune reported on October 20, 2026 that local tax offices mailed bills this month and that many owners never filed the homestead exemption. The school exemption it cites is 140,000 dollars off taxable value, plus 60,000 more at age 65 or with a qualifying disability.
A Texas property tax bill landed this month, and the number at the bottom is the reason some owners start looking for a way out. The Texas Tribune reported on October 20, 2026 that local tax offices mailed those bills, and that many homeowners who could claim a homestead exemption never filed one. This page explains who can file, what the Tribune said the school exemption is worth, and what changes if you decide the bill is the reason to sell.
This is general information, not tax or legal advice. The appraisal district for your county applies the exemption to your account. A tax adviser applies the federal rules to your sale.
What the October tax bill is telling you
Texas has no state property tax. Cities, counties, school districts, and special districts each set a rate, and the bill you just received adds them up. The taxable value on that bill is not always the full appraised value. A homestead exemption, when it is on the account, comes off first. If the exemption is missing, the bill is calculated on a larger number, and the payment is higher than it had to be.
The Tribune's October 20, 2026 story said hundreds of thousands of owners who appear eligible are not on the rolls. Some never knew the form existed. Some moved in and assumed the prior owner's exemption transferred. It does not. The exemption belongs to the person who owns the home and lives in it, and that person has to ask.
Who can claim it, and how much the Tribune reported
Read Tax Code Chapter 11 for the rules, and read your own notice for the dollar figure on your account. The Tribune reported these points, which you should confirm on the notice and with the district:
- Who qualifies. You own at least part of the home and you live in it as your principal residence as of January 1. You do not claim a different principal residence in Texas or anywhere else.
- The school exemption. The Tribune said school districts must exempt 140,000 dollars of taxable value. On a home the district values at a higher number, school taxes are calculated on what remains after that exemption.
- Age 65 or a qualifying disability. The Tribune said those owners receive another 60,000 dollars on top of the 140,000 dollar school exemption, and that the school tax bill freezes when the owner turns 65. Older owners may also be able to pay in installments. Ask the collector, because the freeze and the installment plan are not the same thing as the exemption itself.
- The 10 percent cap. The Tribune said a homestead also gets the state's 10 percent cap on how fast taxable value can rise from year to year. The cap is not a reason to skip the exemption. They do different jobs.
The application most districts use is Comptroller form 50-114. The Comptroller's residence homestead page explains where to send it: to the appraisal district, not to the Comptroller. Take a driver's license or state identification card whose address matches the house, unless you are on active military duty or you live in a nursing home or assisted living, which are the exceptions the Tribune described. If the address on the card is old, update the card before you stand in line.
How to file, including when you inherited the house
Find the appraisal district on the tax bill. That is the office that values the house. The tax collector prints the bill and takes the payment. Filing the exemption with the collector does not put it on the account. Use the district's website if it accepts the form online, or take form 50-114 to the counter. Keep a copy and write down the date you filed.
- You bought this year. You can apply for the year you owned and occupied the home on January 1. If you bought later, ask the district which year your application starts. Do not assume the seller's exemption stays on the account for you.
- You inherited the house and you live there. Tax Code Sec. 11.43 lets an heir apply without a recorded deed in the heir's name. The application asks for an affidavit of ownership, the prior owner's death certificate, and the most recent utility bill. If more than one heir lives there, the others may have to sign. Our guide to taxes on an inherited house in Texas walks through those papers. The exemption does not decide who owns the house.
- The bill is already large. Filing does not erase a year that has already been billed without the exemption. Ask the district whether a late application can still change this year's account. If taxes are already delinquent, penalties keep growing until they are paid, which our page on selling a Texas house with back taxes explains. The exemption and the delinquency are two different problems.
Cities and counties that offer their own homestead exemption often start it once the school exemption is on the account. Do not file a separate invention. Ask the district which local exemptions ride along with form 50-114 and which ones need another box checked.
What happens to the exemption when you sell
The exemption is tied to you living there. When you sell and move, you tell the appraisal district that the exemption should end. Leaving it in place after you move can create a bill later, when the district removes it and bills the difference. Our guide to selling a rental that used to be your home covers that notice, including the case where you rent the house out before you sell. The buyer of your house files a new application if they will live there. Their exemption is not your exemption transferred at the closing table.
A sale also settles the current year's taxes. The title company prorates them. You pay for the days you owned the house. The buyer pays for the days after. The homestead exemption can lower the bill that gets prorated, which is one reason to file before you list or before you take a cash offer, not after the closing. If you are 65, ask the collector whether the school-tax freeze changes anything about that proration. Do not guess from a neighbor's closing statement.
If the bill is why you want to sell
Some owners can file the exemption, pay the corrected bill, and stay. Others look at the payment, the insurance renewal, and the repairs the house still needs, and decide the house has to go. Selling does not require you to fix the roof first. Cash Home Advisors buys houses in Dallas–Fort Worth, Houston, San Antonio and Austin. You sell as-is, no repairs, and there are no agent commissions. We pay all closing costs.
Asking is free, no obligation, and a real person calls you back. A cash offer is usually less than the house could bring on the open market after repairs, so listing can net more if you have the time and money for it. Request a cash offer, or read how our process works first.
Frequently asked questions
Can I still file a Texas homestead exemption after the tax bill arrives?
File with the appraisal district for the county where the house sits. The Comptroller's residence homestead application is form 50-114. The Texas Tribune reported on October 20, 2026 that bills went out this month and that many eligible owners have not filed. Ask that district what date applies to your account.
How large is the Texas school homestead exemption?
The Texas Tribune reported on October 20, 2026 that school districts must exempt 140,000 dollars of taxable value, and that an owner who is 65 or has a qualifying disability receives another 60,000 dollars. Confirm the figure on your appraisal notice. This page is not tax advice.
Does a homestead exemption follow me when I sell the house?
No. The exemption is for the home you own and occupy as your principal residence. When you move, tell the appraisal district. Our guide to selling a rental that used to be your home explains the notice. The buyer files a new application for the house they will live in.
Can an heir file a homestead exemption before the deed is in their name?
Tax Code Sec. 11.43 lets an heir who lives in the house apply with an affidavit of ownership, the prior owner's death certificate, and the most recent utility bill. Getting the exemption does not change who holds title. Our inherited-property tax guide lists the papers.
